BOOKINGS
Bookings made directly through The Etive Estate website, enquiry channels or approved booking platforms are subject to the following terms and conditions.
By confirming a reservation, guests agree to these terms in full.
Separate agreements and payment schedules may apply to weddings, exclusive-use bookings, retreats, filming and private events.
PAYMENTS
Accommodation bookings may require either a deposit or full payment at the time of booking, depending on the rate, season and booking platform used.
Wedding and event bookings are typically secured through an initial deposit followed by staged payments agreed in writing.
CANCELLATION POLICY
Accommodation Bookings
- Full refund for cancellations made more than 30 days prior to arrival
- Partial refund for cancellations made between 7 and 30 days prior to arrival
- Bookings cancelled within 7 days of arrival are non-refundable
We strongly recommend guests obtain appropriate travel insurance.
Separate cancellation policies may apply to weddings, exclusive-use bookings, retreats and private events.
CHECK-IN & CHECK-OUT
- Check-in: From 4:00pm
- Check-out: By 10:00am
Alternative arrangements may occasionally be available by prior agreement.
QUIET HOURS
To respect both guests and the surrounding estate environment, quiet hours apply between:
- 11:00pm – 7:00am
We reserve the right to ask guests to reduce noise levels or leave the property where behaviour is considered disruptive.
PARTIES & EVENTS
Unauthorised parties, gatherings or events are strictly prohibited unless agreed in writing in advance.
Commercial events, filming, photography shoots or organised gatherings must be arranged directly with The Etive Estate prior to arrival.
Additional charges and separate agreements may apply.
SMOKING & VAPING
All indoor areas across the estate are strictly non-smoking and non-vaping.
A minimum £250 cleaning and remediation charge will apply where smoking or vaping has taken place inside any property.
DOGS
Well-behaved dogs are welcome across the estate accommodation.
Guests remain fully responsible for their pets at all times and for any damage caused during their stay.
Dogs must not be left unattended within properties unless agreed in advance.
HOT TUBS
Hot tubs are provided for guest enjoyment and use at entirely their own risk.
Guests must follow all safety guidance provided within the property.
In particular:
- Children must be supervised at all times
- No children under 6 years old may use the hot tubs
- Guests should avoid excessive alcohol consumption while using hot tubs
- No glass is permitted in or around hot tub areas
- Hot tub lids must be secured after use
The Etive Estate accepts no responsibility for injury, illness or loss arising from misuse of hot tub facilities.
FIRES & CANDLES
Some properties include fireplaces or stoves. Property-specific fire safety instructions are provided within each accommodation and must be followed at all times.
Candles may only be used responsibly and must never be left unattended.
FISHING & OUTDOOR ACTIVITIES
Fishing, loch access and outdoor activities across the estate are undertaken entirely at guests’ own risk.
- Children must be supervised at all times
- Valid permits or day passes may be required
- Estate rules and environmental guidance must be followed
The Etive Estate accepts no responsibility for accidents, injury, damage or loss arising from outdoor activities undertaken on the estate.
DRONES
The use of drones anywhere on the estate is strictly prohibited without prior written permission.
Any approved drone operation must provide:
- Valid insurance documentation
- Appropriate operator certification and licensing
- Full details of intended use
COMMERCIAL PHOTOGRAPHY & FILMING
Commercial photography, filming, content creation, workshops or promotional shoots are not permitted without prior written agreement.
Additional fees, licensing agreements and restrictions may apply.
Guests may not commercially use imagery of the estate, properties or grounds without permission.
VEHICLES & EV CHARGING
Vehicles are parked entirely at the owner’s risk.
EV charging may be available by prior arrangement and additional charges may apply.
DAMAGE & LIABILITY
Guests are responsible for any damage caused during their stay beyond reasonable wear and tear.
The Etive Estate reserves the right to recover costs relating to damage, excessive cleaning, missing items or breaches of these terms.
While every effort is made to provide a safe and enjoyable environment, guests use the estate, grounds, facilities and accommodation entirely at their own risk.
FORCE MAJEURE
The Etive Estate shall not be held liable for delays, interruptions, cancellations or inability to fulfil bookings resulting from events beyond reasonable control, including but not limited to:
- Severe weather
- Power outages
- Flooding
- Fire
- Natural events
- Government restrictions
- Infrastructure failures
RIGHT TO REFUSE OR TERMINATE BOOKINGS
We reserve the right to refuse, cancel or terminate bookings where behaviour is considered unsafe, unlawful, abusive, disruptive or inconsistent with the nature of the estate.
